The first step in successful property investment is to establish a strategy, setting out how you will achieve your goals and the rules you're going to follow. Ask yourself:
  • What property market do I want to invest in?
  • Who do I need to help me?
  • What ownership structure will I use for my investment property(s)?
  • How can I get the best return from my investment property(s)?
  • What are my property investment goals?
  • Property management?

Is Singapore still an attractive country to invest in property?

Again a tough question from you. Well, where are you investing currently? Our opinion is that Singapore will still be an important business centre in Asia for many years to come. We can't promise that you can make tons of money investing in Singapore property like before, but we are confident that this investment of yours will be a very stable and will definitely grow, this will attract the long term value investors.

You seem to discourage investing a freehold property?

Ha, don't get us wrong. We don't discriminate both leasehold and freehold property. One should invest based on his current situation and the overall attractiveness of a particularly property. Investment should not be based on the tenure of the property alone. We will usually recommend a leasehold property for new investor if this investor is still building up his wealth nest, but we sometime do recommend freehold ones as well.

Some of the properties in your neighboring countries have become very attractive investment. Do you recommend those properties instead of those in Singapore?

We do help some of our investors invest in some of these countries. Again, nothing is absolute here. It depends on your risk appetite, and your situation. Without doubt properties in some of these countries can be an attractive investment. Like all investments, they come with a certain degree of risk. For some investments the risk are higher, for some are lower. But you need to know its risk and are prepared to take that risk.

Due to the cooling measures on residential properties, many investors turned to industrial, commercial properties. What do you think?

We do not believe in the herd instinct. Do not follow the market if you are not familiar. However, know what you are doing. If you have a few residential properties and wish to diversify your portfolio, this is commendable. This will help spread your property investment risk a little and not be too reliant on a specific type of property for income, and the possibility of capital gain. But do know what is going to happen around you, especially on the supply and demand of the property you are targeting.
